Sorry but I think she's wrong when she says a property is reduced when a seller wants to sell quickly . This is not always the case, sometimes the property is not selling and the seller is forced to reduce price. This can then later on result in you finding it difficult to sell the property once bought.

Monsieur MFL you are correct the government are in talks to now up the minimum EPC to a D however with Brexit there have been no firm dates issues just 2020/2021. Therefore the properties I am looking at I am ensuring I work to get the EPC to a D :) saves me doing work later on. Hope that helps?

Thanks for this Abi, lots of useful information, however, I do have a slight critique. I do find these videos somewhat misleading. With the 'deal' found in this video for example, if you purchased the property for £120,000, did a cosmetic refurb and then sold it even for £145,000, once you take into consideration the various fee's on top such as legals, agents, stamp duty etc you would be lucky to make any profit whatsoever. You also can't be using a 2 year old sale and a 4 bed on a large plot as your main comparables for valueing a property in my opinion. Apologies for sounding very critical, I just don't want newbies to be misled.

@Maximilian Hawkins Sorry if i'm missing something, but how would you pull your money out in this deal? If you bought the property for £120k, spent say £7,500 doing the works (which isn't unreasonable considering the epc rating), add on fee's of at least circa 6-7k, and then got it refinanced at £145k, my workings show these numbers: Money In: 25% deposit: 30K Refurb: £7,500 (+£750 contingency) Fees: 6k Total: £44,250 Refinance at £145k at 75% LTV = £108,750 £108,750 - £90,000 (loan) - £44,250 (money in) = £25,500 left in

What I got from this video is the idea is to buy the property, refurb it, pull the money out by releasing the equity from the new value and with that, you pull the money out you originally put in when you refurbed and bought the property, then you would rent it out (so you can make money from the rent), so you would not be selling the property until the end (or somewhere in between) the 25-year interest-only mortgage. If you understood what the strategy is she is explaining in the video was then apologies, It's just from your comment it seems your expecting to buy refurb then resell which in this case, would be a bad idea as there would be little to no money made.

Steve Mitch i know I was thinking that very little profit if any. Its all the associated fees. It depends how much work you do though I guess.
