Loved this Chastin, I am currently experimenting with FB lead generation now and this gives me an idea of what to try next. So far I've gotten about 8-10 leads over the course of 1 week and a half.....none of them have panned out yet....but I'm going to keep trying to find what helps. Great job!

I do social media management and marketing (as well as email marketing and web design) and I found this video very helpful. I have a prospect (real estate) client who reached out to me and wants me to manage their social media accounts and run ads to generate leads. I told them I would have to find out more before taking them on as a client and I'm so grateful for this video. Has a lot of valuable and useful information! I know marketing but don't know real estate so thank you for the list of keywords to include and which ones not to include. I do have a question. If you don't mind me asking, how much do you typically spend a month? I know you said $5/day for an ad but do you usually only run one ad a month? I'll definitely do A/B testing on multiple ads to see which preforms better.

On my website, I can run a search for homes built in 2018 or 2017 under $500k and just send them that list of homes.

@Chastin J. Miles huh? But isn't the purpose of generating leads to eventually have one (or many) of them purchase a new construction home like it says in the ad? And the way to get that home purchased is to generate qualified leads who are possibly interested, right? And by targeting real estate agents you can get more leads for potential buyers who are interested in purchasing a new construction home. Let me know if I'm misunderstanding this?

Thats not the mission of running this ad. It's not to get a specific home sold, it's to generate leads.

Milesbut if I'm trying to sell a house and a broker/agent who sees my ad has a perfect buyer in mind within their network or list of buyer clients that might fit, wouldn't it make sense that the ad is served to them? In fact, wouldn't that be the ideal target market? Especially for higher-end homes, most millionaires aren't scrolling through FB or IG looking for a home, they have their brokers do all the lead gen for them. Not trying to be difficult, just trying to understand the logic behind excluding them.

How long should an ad run until it collects a lead, I got a buyers lead generation form and buyers on Facebook there short videos then I offer a free buyers guide or sellers guide download to collect a lead I’ve spent $10 so far it’s on impressions though not clicks and it won’t let me change it and do you have any targeting advice as interests behaviours and demographics to use for sellers and buyers in 2019?
